Commercial General Contractor (GC) – As the GC, Riveter represents the construction phase of the project. This is advantageous for an owner that has a clear understanding of the construction process and is comfortable taking responsibility for the design process and bid package. In this capacity, Riveter would manage the construction phases of the project only and the owner would continue to manage their design services team.
Construction Management (CM) – As the CM, Riveter represents the owner’s technical interests and provides oversight of the project directly with the owner. The CM will provide efficient and effective management of various aspects of the project, including but not limited to, schedule, cost, scope, quality, and site safety compliance.
Design Build (DB) – As the DB, Riveter represents the design and construction phases of the project. This is advantageous and can streamline the process by potentially letting the design phases overlap with the construction phases, resulting in decreased project duration. Riveter will engage the design services and manage the design process, ensuring a seamless transition into the construction phases.
Owners Representative (OR) – As the OR, Riveter also represents the owner’s interests and ensures the project meets their expectations and final objectives. An OR does not manage the technical aspects of the project like a CM, rather operates in an advisory role directly to ownership.
